You are responsible for filing maintenance requests immediately upon discovering a problem with your apartment. Please note that all clogged drains are tenant responsibilities but they still must be repaired. You are instructed to submit all requests through our office rather than hiring an independent contractor. Failure to do this will result in you being responsible for the independent contractor’s invoice. Requests must all be submitted by email unless it is a maintenance emergency. In the event of a maintenance emergency you can call (805) 722-8039 or (805) 637-1031. If the first number is not picked up please leave a message but follow up with a call to the second number.
It is your responsibility to mitigate maintenance issues so if a toilet is continuously running, turn it off at the bottom or you could be liable for the excess water charge for the problem.
